The average selling price of a single family house in Pelham NH increased from $306,634 in 2013 to $330,725 in 2014 a 7.85% increase. This compares to the average single family home price increase of 2.13% in Hillsborough County as a whole. In neighboring Windham NH, for comparison, during the same period, average sales prices increased from $437,659 to $452,364 an increase of just 3.35%. As you can see, average prices are much higher in Windham than in Pelham. So it seems that Pelham just might be offering more house for the money, with the potential for price appreciation. One other intersting observation about the Pelham NH Home resale market is this: In 2013, 29 homes sold in the 400,000 to 500,000 price range. In 2014, the number had increased to 43. In 2014 sales in the $500,000 to $600,000 range increased to 5 from just 2 in 2013 and there was one sale in the $600,000-$700,000 range where in 2013 there were none.
